California sellers fill out detailed disclosure forms, but the forms can’t anticipate everything. Ask these through your agent, ideally before the inspection so your inspector can follow up.
Age and history
- How old is the roof, and who installed it?
- How old are the water heater, furnace and air conditioner?
- Has the house been repiped, and with what material?
- Has the electrical panel been replaced?
- When was the sewer line last cleared or inspected?
Repairs and problems
- Have there been any leaks, from the roof, plumbing or windows?
- Any insurance claims in the past five years?
- Has the house been tented or treated for termites?
- Any foundation, slope or drainage repairs?
- Any problems with neighbors’ trees, walls or drainage?
Permits and changes
- Which additions or remodels were permitted, and can you provide the permits?
- Are there any open permits?
- Is there solar, and is it owned, leased or financed?
Running the house
- What are typical monthly utility costs?
- Are there service contracts or warranties that transfer?
Why it helps
An inspector who knows the roof is 22 years old, or that a bathroom had a leak two years ago, will look harder in the right places. And written answers become part of the disclosure record. See our buyer’s guide.
